Erik Ghenoiu begins by previewing some upcoming Resilient Futures Task Force events.
At 3:38, The panelists introduce themselves and outline their areas of expertise: John Osborne of Builder’s FirstSource; Scott Uriu, Uriu Architecture; Ernie Udave, Plant Prefab and Brett Trebil, Trebil Construction.
At 8:17 Osborne asks the panelists how architecture, engineering and code compliance cost?
Uriu responds with a breakdown of costs distinguishing hard and soft, i.e. not part of the permanent physical structure.
Udave screens a video of the Plant Prefab factory, showing panel and module fabrication, design and finish. He discusses scheduling, costs and transportation.
At 23:57, Trebil discusses in detail the hard and soft costs of traditional construction, pointing out areas of possible savings or overruns, and other methods of economizing, such as batch construction.
At 44:54, When Osborne asks Uriu explain his estimate of the cost of an architect, he clarifies that he is describing full consultant level service, including working with the homeowner on schematic design, construction documents, interiors, and construction administration.
Trebil stresses how management is key, including coordination of all the elements of the project and value engineering. He recommends consumer resources prepared by the Contractors State License Board on issues including licensure, insurance, and client rights.
The panelists go on to respond to comments and questions from the audience, touching on ICE raids, pre-approved plans, guaranteed maximum price (G-Max), detailing, like-for-like rebuilds, manufactured versus traditional construction, cashflow and other issues.
